Condo in DC’s Shaw neighborhood offered for $1,795,000

Unit B, which is above Unit A, has three bedrooms and four bathrooms spread over two levels including a roof terrace. High end finishes include hardwood floors and quartz countertops. In addition to being spacious, both units “get plenty of light and have significant outdoor space,” said listing agent Lindsay Reishman. “The interiors are modern, but still warm and welcoming.”

The building’s location makes it even more desirable, Reishman said. “Shaw is one of the hippest neighborhoods in town…known for its cool local shops, gourmet restaurants, music venues and historic landmarks,” Reishman said. He said neighborhood hotspots include Friendly and Zeppelin for dining, Dacha Beer Garden and Compass Coffee.

Bringing new homes to market remains a challenge for developers who are still dealing with pandemic-related supply chain disruptions. “We’ve had to move most orders earlier to make sure things are available when we need them,” said Ben Dorrier, a District Quarters partner. “Even with this strategy, sometimes we have to find alternative selections to move the project forward.”

Dorrier says he believes Shaw isn’t done changing. “There has been a lot of development at Shaw over the past decade, with the [Walter E. Washington] Convention Center, Blagden Alley and Howard Theatre, but there are definitely still opportunities,” he said. “I’m sure we’ll continue to see new developments over the next decade as well.”

DC has made efforts to slow the displacement of longtime residents through development, including an “inclusive zoning” program that requires developers of projects with 10 or more new units to set aside “affordable” units for households that earn less than a regional median income and meet other conditions.

The building at 512 Sixth St. is too small to meet inclusionary zoning requirements. “This project, and most of our projects, are small enough that DC doesn’t require us to provide inclusive zoning, so it’s generally not a big challenge for us,” Dorrier said. “There are times when we look at projects, and that can present a challenge. But we also understand the need for more affordable housing.

Schools: Seaton Elementary, Cardoza Education Campus (middle and senior)

Transit: The Shaw-Howard U subway station is less than half a mile north of the building. The Mount Vernon Square-Seventh Street-Convention Center station is less than half a mile south. Both stations are on the yellow and green lines. Bus lines 63 and 64 serve 11th Street; 70 and 79 serve Georgia Avenue; 90 and 92 serve Florida Avenue and U Street.
